You’re not crossing a street — you’re stepping out of the building and walking 50 to 100 yards through the sea oats to the sand. The Dunes is the most northerly of the six buildings, which puts it in a genuinely unique position: it’s the closest beachfront condo complex to downtown Port Aransas, and it sits right next to the Horace Caldwell Pier. Established in 1979, The Dunes has 86 condominiums with views of the Corpus Christi ship channel and the Gulf of Mexico, and it’s the closest building to the water. That last part is literal — it offers direct beach access without a boardwalk.
You walk out the door and you’re on the sand.
Amenities at The Dunes include a fitness center, heated swimming pool, hot tub, sundeck, large gas grill station, and a fire pit with a sitting area. Units have private balconies, full kitchens, and the views from the upper floors — the ship channel on one side, Gulf on the other — are something else. Sandcastle Condominiums

Aransas Princess Condominiums

If your trip is primarily about keeping the kids entertained without ever having to pack up and go somewhere, Port Royal is the answer. It’s a 25-acre beachfront resort wrapped around the largest lagoon pool in Texas, complete with water slides and an Olympic-size lap pool.
The Port Royal Resort has been undergoing updates, and the pool area — long the centerpiece — has had significant work done. So Which Port A Condo Is Right for Your Trip?
Here’s how I’d break it down:
If you want walkable — downtown, restaurants, the pier — go with The Dunes or Sandcastle. The Dunes edges ahead for the pier location and that no-boardwalk direct beach access. Sandcastle has the bigger pool and more unit variety.
If you want in-town but a little less busy — Aransas Princess. It has a loyal repeat-visitor crowd and that heated pool is a bonus for shoulder season trips. It’s also the primo location for walking to the annual Texas SandFest on the beach every April.
If you’re bringing kids who will live in a waterpark-style pool — Port Royal. Nothing else on this list competes with that lagoon setup.
If you want a peaceful, high-quality experience with fewer people — Sea Gull or Sandpiper. Both are further south, well-run, and consistently well-rated. Sandpiper is slightly smaller and more boutique; Sea Gull is larger with more amenities and that staffed desk.
